Gate Repair Lubbock TX - Sagging, Dragging & Alley Gates

The gate is the hardest-working part of any fence, and in Lubbock the alley gate may get more use than the front door. When a gate sags, drags, bangs in the wind or won't latch, we find the cause and fix that, not just the symptom.

What's Usually Wrong

Leaning wood hinge post with heaved soil and a dragging gate, Lubbock, TX

The Hinge Post Is Leaning

This is the first thing we check. A gate pulls its hinge post toward the opening every time it swings. A shallow footing, or a wood post rotting at grade, lets it lean. We reset or replace the post in concrete, often with steel.

The Frame Has Racked

A wood gate frame slowly goes out of square, so the latch side drops. A diagonal brace running from the bottom hinge corner up to the top latch corner, or a cable-and-turnbuckle kit, pulls it back.

Rusty worn hinge with loose screws and a bent latch, Lubbock, TX

Worn Hinges and Latches

Bent strap hinges, stripped screws and latches that no longer line up. We replace them with heavier hardware sized to the gate's weight.

Wind Damage

A gate left unlatched in a spring gust can bend hinges and crack frames in one slam. NOAA records show April is Lubbock's windiest month on average. A drop rod or wind catch keeps an open gate from swinging.

Alley Gates That Work on Trash Day

Lubbock homes on cart service are asked to set 95-gallon carts at least 3 feet from obstacles and 2 feet apart. A narrow alley gate turns that into a shuffle. We can widen the opening, convert a single gate to a double, or add a cane bolt so one leaf stays open while you roll carts out. If your home shares a City dumpster in the alley instead, the gate still needs to clear the pad and latch behind you.

Repair or Replace?

If the posts are sound and the frame is steel, repair almost always wins. If the frame is rotten wood, or the gate has been "fixed" three times, a new steel-frame gate faced to match your fence often costs less over time. We'll tell you which we'd do if it were ours.

National Price Context

HomeGuide lists gate repairs at $50 to $400 nationally, depending on the damage and the gate's size. A reset post or a new frame runs more. National figures only.
